This flat was originally formed of two bedsits, occupying the grand rear drawing room, along with some ancillary rooms of a substantial Victorian house. Despite it being very tired, the space offered exceptional period features and ceiling height, as well as the opportunity to maximise the views out over the stunning communal gardens behind.

The layout was quirky and rather than fighting this, we decided to work with it to create a loft style apartment. We removed the old kitchen in the lower part of the raised ground floor, creating a sound proofed double bedroom suite. Above this on the mezzanine we added an eat in kitchen, which sat high above the drawing room below, affording superb views over the gardens beyond.

The drawing room was refurbished, with its period features fully restored and a principal bedroom suite was added with further views over the gardens. A 'crittal' set of doors was added to allow light in from the winter garden, which also provided direct access to the communal gardens from the drawing room, without the need to walk through a bedroom.

The winter garden itself was particularly pretty and created a private outside space of sorts, when the bi-fold windows were pulled open - the perfect space to sit and have a drink from the bar.

The property had direct access to one of Maida Vale's enchanting communal gardens, including access to a private tennis court.
